An offsider for Perth builders
Perth runs the better part of a hundred and fifty kilometres from Joondalup to Mandurah, so the constraint on a Perth run is the driving rather than the paperwork, two jobs in the same city can be ninety minutes apart. What is unusual about the work itself is the water: rain has to be kept on the block it falls on, and on much of the coastal plain you find the water table before you have finished digging.
yo drizzy is a set of AI agents for trade businesses. Tell Drizzy what needs doing and he books it, texts the crew, writes the quote and chases the invoice, what that looks like for builders.
What you would say, in Perth
What is different about builders in Perth
The part nobody puts on a page like this, because it takes longer than swapping a city name in. yo drizzy does not lodge any of it for you. Knowing it is on you, and knowing which job it attaches to is the bit software can actually help with.
The excavation finds the water table
Perth sits on a coastal plain with groundwater close to the surface, so a basement, a lift pit or a deep footing run is often into water rather than merely into sand. Where a project involves dewatering, the approvals have to be in place before work commences. On a job where the excavation is the first thing on the programme, that approval is not a task sitting alongside the build, it is the thing the whole build is waiting behind.
Holding it back, and cleaning it on the way out
Keeping the rain on the block is the rule; on-site detention is how it is actually done at any scale. The system stores the storm and lets it go slowly so the peak never reaches the street, and anything that does discharge to the council drains has to be treated on site first, to the standard set in the Stormwater Management Manual for Western Australia. That is engineering, tanks and a maintenance obligation inside the contract, and it is money that belongs in the first number the client hears rather than the last.
Working in Perth
The rain that lands on the block stays on the block
The City of Perth puts it in four words, stormwater to be retained on site. Direct disposal into the council system is something that may be approved in exceptional circumstances, not the default, and where there is no adjoining street drainage or the existing system cannot take the flow, the owner applies to have the council system extended or upgraded. This is why soakwells are a normal line on a Perth quote and a foreign idea in Sydney, and why leaving them off is not a small omission.
The management plan comes before the permit, not with it
Where a construction or demolition management plan is required as a condition of development approval, it goes to the City of Perth Development Approvals Unit before you apply for the building or demolition permit. If it has not been approved, the permit cannot issue. That is an ordering rule rather than a paperwork rule, and getting it backwards does not cost you a form, it stops the job while everybody waits for a document somebody thought was a formality.
And WA, wherever in it you are standing
In the owner’s name, before you take a cent
Residential building work over $20,000 requires home indemnity insurance taken out in the name of the owner before you accept any payment or start the work, under the Home Building Contracts Act 1991, and it needs a registered builder. The ordering is the whole rule, and the penalty is not nominal: a builder who does not take it out can be prosecuted and fined up to $50,000, and can lose their registration over it.
The deposit is the trap, not the invoice
Because the trigger is accepting payment as well as starting work, the moment a deposit lands in the account the clock has already run out. That is not a builder being careless on site, it is a builder being efficient in the office, banking a deposit while the cover is still being arranged. Whether money has been taken on a job, and on what day, is therefore a compliance fact rather than an accounting one.
Questions Perth builders ask
Does yo drizzy know the Western Australia rules?
It keeps your jobs, your dates and your money straight, which is what the paperwork runs on, but it is not a compliance product and does not lodge anything with a regulator for you. What is on this page about WA and about Perth is sourced and dated below, so you can check any of it against the government page it came from.
I work across 7 council areas. Does that matter?
Not to yo drizzy, a job is an address, a day and who is on it. It matters to you, though: City of Perth, Fremantle, Stirling and the rest each have their own forms and their own turnaround. What this helps with is remembering which job is waiting on which one, because that is the part people lose.
