An offsider for Sydney builders

Two jobs eleven kilometres apart in Sydney can sit in different council areas, on different electricity networks, under different permitted working hours, and the drive between them can take an hour. Nothing about that is visible from the address, which is why the answer to "can we fit that in Thursday" is a genuinely harder question here than anywhere else in the country.

yo drizzy is a set of AI agents for trade businesses. Tell Drizzy what needs doing and he books it, texts the crew, writes the quote and chases the invoice, what that looks like for builders.

What you would say, in Sydney

chippies on the chatswood extension monday, sparky wednesday Both booked. Both texted.
works zone application is in for surry hills, nothing starts til it is back Noted on the project. I will hold the start date.
what have we actually made on the liverpool fitout? $84,000 quoted, $61,400 spent. $22,600, and two invoices unsent.

What is different about builders in Sydney

The part nobody puts on a page like this, because it takes longer than swapping a city name in. yo drizzy does not lodge any of it for you. Knowing it is on you, and knowing which job it attaches to is the bit software can actually help with.

Exempt work is not exempt until they say so in writing

In a City of Sydney heritage conservation area, minor maintenance can be exempt from development consent, like for like repair of a window, replacing rusty gutters to match the original, restoring a front verandah. The trap is the word exempt. The exemption only holds once the consent authority has been notified and has approved it in writing, lodged through the council’s ePlanning service, and fees may apply. Starting a two day gutter job on the strength of being told it is exempt is how a two day job becomes a problem.

Your programme is somebody else’s queue

A works zone, a standing plant permit and a hoarding or footpath occupation approval are all separate applications to the council, and they are the reason a Sydney programme slips before a brick is laid. None of them are hard. All of them take time you did not price, and all of them belong against the job rather than in a pile on the ute seat.

Working in Sydney

Two sets of clocks inside one council

The EPA recommends construction runs 7am to 6pm on weekdays and 8am to 1pm Saturday, with nothing on Sundays or public holidays. The City of Sydney is tighter than that and not uniform: 7am to 7pm weekdays and 7am to 5pm Saturday in the city centre, but 7.30am to 5.30pm weekdays and 7.30am to 3.30pm Saturday everywhere else in the same local government area. Same council, two answers, decided by which street the job is in. A 7am start that is fine in the CBD is half an hour early in Redfern.

And NSW, wherever in it you are standing

Twenty thousand, and not a dollar of deposit before the cover

Home building compensation cover has to be in place before you take any money at all, deposit included, or start work, on residential work worth more than twenty thousand dollars, counting labour and materials. The trap is the ordering. Plenty of jobs get a deposit banked while the cover is still being arranged, and the cover being arranged later does not unmake that.

Fifteen business days down, twenty business days across

Under the Security of Payment Act a principal has fifteen business days to pay a head contractor, and a head contractor has twenty business days to pay a subcontractor, unless the contract shortens it. Ten business days to serve a payment schedule if you are disputing a claim. Those clocks start on the day the claim is served, which means the date you sent it is a fact worth being able to find.

Questions Sydney builders ask

Does yo drizzy know the New South Wales rules?

It keeps your jobs, your dates and your money straight, which is what the paperwork runs on, but it is not a compliance product and does not lodge anything with a regulator for you. What is on this page about NSW and about Sydney is sourced and dated below, so you can check any of it against the government page it came from.

I work across 6 council areas. Does that matter?

Not to yo drizzy, a job is an address, a day and who is on it. It matters to you, though: City of Sydney, Inner West, Waverley and the rest each have their own forms and their own turnaround. What this helps with is remembering which job is waiting on which one, because that is the part people lose.
