An offsider for Adelaide builders
Adelaide is a narrow strip between the hills and the sea with the city centre ringed by park lands, and the practical effect is that most of the metropolitan area is within half an hour of most of the rest of it. After Perth, where two jobs in one city can be ninety minutes apart, that is a real advantage, you can genuinely put two calls in one afternoon and be right about it.
yo drizzy is a set of AI agents for trade businesses. Tell Drizzy what needs doing and he books it, texts the crew, writes the quote and chases the invoice, what that looks like for builders.
What you would say, in Adelaide
What is different about builders in Adelaide
The part nobody puts on a page like this, because it takes longer than swapping a city name in. yo drizzy does not lodge any of it for you. Knowing it is on you, and knowing which job it attaches to is the bit software can actually help with.
Demolition control does not care whether it is listed
Inside an Adelaide Historic Area the demolition controls apply to buildings generally rather than only to the ones singled out as representative, and the Historic Area Statements are written to stop the character of a street being lost through uncontrolled demolition and unsympathetic development. A client who has read that their house is not individually listed has read something true and drawn the wrong conclusion from it, and they should hear that from you early.
Half an hour between sites is a different business
A builder running four sites in Adelaide can genuinely see all four in a day, which is not true in Sydney, Melbourne or Perth. That changes what supervision means and what a subbie can get away with, and it makes a same day answer to "has he actually turned up" a reasonable expectation rather than an aspiration. The constraint here is the approvals, not the driving.
Working in Adelaide
One water authority, one network, one certificate system
SA Water for the water, SA Power Networks for the poles and wires, and the electronic certificate of compliance for plumbing, gas and electrical alike. No working out which of two distributors a suburb belongs to the way you would in Sydney, no choosing between three water retailers the way you would in Melbourne. The complexity here is not in finding who to deal with, it is that the one system runs three different deadlines depending on which trade you are wearing that morning.
And SA, wherever in it you are standing
Twenty thousand and development approval, not either one
Building indemnity insurance is required for building work valued at $20,000 or more that also requires development approval under the Planning, Development and Infrastructure Act. Two conditions, and both have to be true. That is a different test from every other state, where the money alone decides it, and it means an expensive job that needs no approval sits outside the scheme while a cheaper one that does can sit inside it. The threshold moved up from $12,000 in late 2025, so anybody working from an older note has the wrong number.
The certificate goes in before you notify commencement
The insurance certificate has to be with the relevant authority, the council or the private certifier, before you notify the commencement of building work. Notification of commencement is itself a formal step in South Australia rather than something that happens when the truck arrives, so this is one document that has to be in somebody else’s hands before another document can be lodged. Ordering, again, is the whole rule.
Questions Adelaide builders ask
Does yo drizzy know the South Australia rules?
It keeps your jobs, your dates and your money straight, which is what the paperwork runs on, but it is not a compliance product and does not lodge anything with a regulator for you. What is on this page about SA and about Adelaide is sourced and dated below, so you can check any of it against the government page it came from.
I work across 6 council areas. Does that matter?
Not to yo drizzy, a job is an address, a day and who is on it. It matters to you, though: City of Adelaide, Norwood Payneham & St Peters, Unley and the rest each have their own forms and their own turnaround. What this helps with is remembering which job is waiting on which one, because that is the part people lose.
