An offsider for Perth carpenters

Perth runs the better part of a hundred and fifty kilometres from Joondalup to Mandurah, so the constraint on a Perth run is the driving rather than the paperwork, two jobs in the same city can be ninety minutes apart. What is unusual about the work itself is the water: rain has to be kept on the block it falls on, and on much of the coastal plain you find the water table before you have finished digging.

yo drizzy is a set of AI agents for trade businesses. Tell Drizzy what needs doing and he books it, texts the crew, writes the quote and chases the invoice, what that looks like for carpenters.

What you would say, in Perth

patio at scarborough, three days from monday, me and sam Three days from Monday. Sam is texted.
the cottesloe job needs soakwells, get a price before i quote it Flagged on the job. I will hold the quote.
how much did the jarrah actually cost us in the end? Eleven hours over the quote and $780 in timber. It went backwards.

What is different about carpenters in Perth

The part nobody puts on a page like this, because it takes longer than swapping a city name in. yo drizzy does not lodge any of it for you. Knowing it is on you, and knowing which job it attaches to is the bit software can actually help with.

Limestone, jarrah, and a lot of double brick

Fremantle and the older river suburbs are limestone and jarrah. Jarrah that has been in a wall for a century is not the timber you buy today, it is hard enough to blunt a blade, it splits along the grain if you look at it wrong, and it takes a pilot hole for everything. Everywhere else, Perth is largely double brick from the sixties onward. That means far less structural carpentry than an equivalent eastern states city and far more fitting out against masonry that was never straight to begin with. A quote written on eastern states assumptions about stud walls will be wrong in both directions on the same job.

A roof over it is a drainage problem

Put a roof on a patio, a pergola or a carport and you have created hard surface, and in Perth every drop that lands on it has to stay on the block. So a job the client thinks of as carpentry acquires soakwells, which is somebody else’s trade, a separate price and a separate day on site. The conversation to have is which of you is carrying that, because if it is not in your quote and it is not in anybody else’s, it is in your margin. Sizing depends on the ground too: sand drains and clay does not, so the same roof area is not the same number of wells across town.

Working in Perth

The management plan comes before the permit, not with it

Where a construction or demolition management plan is required as a condition of development approval, it goes to the City of Perth Development Approvals Unit before you apply for the building or demolition permit. If it has not been approved, the permit cannot issue. That is an ordering rule rather than a paperwork rule, and getting it backwards does not cost you a form, it stops the job while everybody waits for a document somebody thought was a formality.

And WA, wherever in it you are standing

Twenty thousand, and a registered builder with it

Over $20,000 of residential building work, Western Australia wants a registered builder and home indemnity insurance in the owner’s name before anybody starts or pays. On carpentry that line arrives on a decent extension or a large deck rather than on a day’s work, so the practical question is whether the job you are quoting is your own contract or a package under somebody else’s registration.

Fifty thousand dollars is the number to remember

The fine for getting the indemnity insurance wrong runs to $50,000, and registration can go with it. It is worth knowing because the temptation runs the other way on small contracts: the job is under control, the client is a friend of a friend, the paperwork can catch up. The penalty is set where it is precisely because that is what people do.

Questions Perth carpenters ask

Does yo drizzy know the Western Australia rules?

It keeps your jobs, your dates and your money straight, which is what the paperwork runs on, but it is not a compliance product and does not lodge anything with a regulator for you. What is on this page about WA and about Perth is sourced and dated below, so you can check any of it against the government page it came from.

I work across 7 council areas. Does that matter?

Not to yo drizzy, a job is an address, a day and who is on it. It matters to you, though: City of Perth, Fremantle, Stirling and the rest each have their own forms and their own turnaround. What this helps with is remembering which job is waiting on which one, because that is the part people lose.
