An offsider for Brisbane builders

Brisbane is unusual in that most of the metropolitan area sits inside a single council, so one set of rules and one portal covers a run that in Sydney would cross five. What replaces that complication is the river. Every property here has a flood number attached to it, and in large parts of the inner suburbs the house itself is protected from being removed.

yo drizzy is a set of AI agents for trade businesses. Tell Drizzy what needs doing and he books it, texts the crew, writes the quote and chases the invoice, what that looks like for builders.

What you would say, in Brisbane

chippies on the coorparoo extension monday, sparky wednesday Both booked. Both texted.
paddington house is pre 47, we cannot assume demolition On the project as a blocker before anything is priced.
what have we actually made on the carindale fitout? $84,000 quoted, $61,400 spent. $22,600, and two invoices unsent.

What is different about builders in Brisbane

The part nobody puts on a page like this, because it takes longer than swapping a city name in. yo drizzy does not lodge any of it for you. Knowing it is on you, and knowing which job it attaches to is the bit software can actually help with.

You may not be allowed to take it down

Inside the Traditional Building Character overlay, demolishing a pre-1947 house is assessable rather than assumed. It can be approved, where the place has been substantially altered, where it no longer reads as pre-1947, where an engineer certifies it is structurally unsound and not reasonably capable of being made sound, or where the street has no traditional character left. But that is an application with a case to argue, and a client who has already sold themselves on a knockdown rebuild needs to hear the word "assessable" from you before they hear it from the council.

One council, one queue

Most of the metropolitan area is a single local government, so unlike a Sydney or Melbourne programme you are not tracking five sets of lodgement rules and five turnaround times. That is a genuine advantage. It also means when that one queue is slow there is nowhere else to go, and every job you have going is waiting on the same desk.

Working in Brisbane

Every address has a flood number, and you can look it up

Brisbane City Council publishes a FloodWise Property Report for any property, giving the flood levels and the minimum habitable floor level from City Plan. That level is the one per cent AEP flood level of the highest flood type plus half a metre. There are five flood planning areas for river and creek flooding and another for overland flow. The report is free and takes a minute, which makes not pulling one before you quote a decision rather than an accident.

And QLD, wherever in it you are standing

Three thousand three hundred dollars, which is nothing

Most residential building work over $3,300 including materials, labour and GST needs cover under the Queensland Home Warranty Scheme, taken out on the owner’s behalf before you start on site. Compare that with twenty thousand in New South Wales and it is a different world: in Queensland a bathroom is over the line. If you have moved north and brought your habits with you, this is the one that catches you.

Not everything is insurable, and that matters both ways

The scheme does not cover commercial projects, and it does not cover residential buildings more than three storeys above a car park. New homes, renovations and new residential swimming pools are in. Knowing which side of that a job falls on decides whether there is a premium in your price, and getting it wrong in the generous direction is money you quoted away for nothing.

Questions Brisbane builders ask

Does yo drizzy know the Queensland rules?

It keeps your jobs, your dates and your money straight, which is what the paperwork runs on, but it is not a compliance product and does not lodge anything with a regulator for you. What is on this page about QLD and about Brisbane is sourced and dated below, so you can check any of it against the government page it came from.

I work across 5 council areas. Does that matter?

Not to yo drizzy, a job is an address, a day and who is on it. It matters to you, though: Brisbane City, Moreton Bay, Logan and the rest each have their own forms and their own turnaround. What this helps with is remembering which job is waiting on which one, because that is the part people lose.
