Builders · Melbourne, VIC
An offsider for Melbourne builders
Melbourne is the only city in the country where a large part of the inner suburbs sits under live tram wire, and one of the few where the water authority changes depending on which side of town the job is. Neither is visible from an address, and both decide who you have to ring before you start.
yo drizzy is a set of AI agents for trade businesses. Tell Drizzy what needs doing and he books it, texts the crew, writes the quote and chases the invoice, what that looks like for builders.
What you would say, in Melbourne
What is different about builders in Melbourne
The part nobody puts on a page like this, because it takes longer than swapping a city name in. yo drizzy does not lodge any of it for you. Knowing it is on you, and knowing which job it attaches to is the bit software can actually help with.
A Heritage Overlay is a permit, not a suggestion
Victorian planning schemes do this with an overlay rather than a conservation area, and Melbourne’s inner councils are thick with them. If the Heritage Overlay sits on the property, a planning permit is needed for work that would not need one two streets away, demolition, external alterations, sometimes things a client would never imagine were anybody else’s business. It is worth establishing before you price, because the permit is measured in months and the client is thinking in weeks.
The programme has a tram in it
A crane, a boom lift or a scaffold anywhere near a tram route brings in a permit from the traction company and possibly an isolation of the overhead, which is scheduled work rather than a phone call on the morning. On an inner Melbourne site that sits on the critical path alongside the council approvals, and it is the one nobody from interstate has allowed for.
Working in Melbourne
Three water companies, and the address decides
There is no single water authority here. Greater Western Water runs from Werribee through the west and north to the Macedon Ranges, covering Brimbank, Hobsons Bay, Maribyrnong, Melton, Moonee Valley, Wyndham and Yarra among others. South East Water has the south east, Port Melbourne to Portsea and out to Pakenham, across nineteen council areas. Yarra Valley Water has much of the north and east. Melbourne Water sits above all three as the wholesaler. Which one you deal with is decided by the address and by nothing you can see from the street.
And VIC, wherever in it you are standing
Ten thousand dollars, and you must be registered
Domestic building work worth more than $10,000 has to be done by a registered builder, and the ten thousand counts labour, building materials and GST across the whole project rather than your fee. Below it there is no registration requirement and no domestic building insurance, which is exactly why the total value of a job is a number worth knowing before you start rather than when you invoice.
Your insurer is not who it was
Since 1 July 2025 the Building and Plumbing Commission manages all domestic building insurance policies that used to sit with the Victorian Managed Insurance Authority, and the regulator you knew as the VBA is now the BPC. Cover runs up to $300,000 for policies taken out on or after 1 July 2014. If your templates, your certificates or your standard letters still say VBA and VMIA, they are out of date on the one document a customer reads carefully.
Questions Melbourne builders ask
Does yo drizzy know the Victoria rules?
It keeps your jobs, your dates and your money straight, which is what the paperwork runs on, but it is not a compliance product and does not lodge anything with a regulator for you. What is on this page about VIC and about Melbourne is sourced and dated below, so you can check any of it against the government page it came from.
I work across 7 council areas. Does that matter?
Not to yo drizzy, a job is an address, a day and who is on it. It matters to you, though: City of Melbourne, Yarra, Merri-bek and the rest each have their own forms and their own turnaround. What this helps with is remembering which job is waiting on which one, because that is the part people lose.
