An offsider for Brisbane architects
Brisbane is unusual in that most of the metropolitan area sits inside a single council, so one set of rules and one portal covers a run that in Sydney would cross five. What replaces that complication is the river. Every property here has a flood number attached to it, and in large parts of the inner suburbs the house itself is protected from being removed.
yo drizzy is a set of AI agents for trade businesses. Tell Drizzy what needs doing and he books it, texts the crew, writes the quote and chases the invoice, what that looks like for architects.
What you would say, in Brisbane
What is different about architects in Brisbane
The part nobody puts on a page like this, because it takes longer than swapping a city name in. yo drizzy does not lodge any of it for you. Knowing it is on you, and knowing which job it attaches to is the bit software can actually help with.
Ten business days, if somebody accredited lodges it
Brisbane runs RiskSMART, which is a faster assessment path for low risk applications that comply with the Brisbane City Plan 2014. A properly made RiskSMART application comes back in ten business days rather than the usual run, and some subdivision work inside the criteria comes back in five. The catch is who lodges it: the application has to be prepared, lodged and certified by a consultant the Council has accredited, so either somebody in the practice holds that accreditation or the job carries the cost of somebody who does. On a compliant project it is the difference between a client waiting a fortnight and a client waiting months.
Working in Brisbane
Every address has a flood number, and you can look it up
Brisbane City Council publishes a FloodWise Property Report for any property, giving the flood levels and the minimum habitable floor level from City Plan. That level is the one per cent AEP flood level of the highest flood type plus half a metre. There are five flood planning areas for river and creek flooding and another for overland flow. The report is free and takes a minute, which makes not pulling one before you quote a decision rather than an accident.
Nineteen forty seven is the year that matters
The Traditional Building Character overlay in Brisbane City Plan covers the parts of the city where pre-1947 houses still set the streetscape. Where it applies, work that would otherwise be accepted development becomes assessable, which means a development application for things nobody would expect to need one for two streets away, and real controls on knocking anything down. If the house looks like a Queenslander and the street looks like a row of them, assume the overlay until you have checked.
And QLD, wherever in it you are standing
The register is the answer, not the qualification
A degree does not make somebody an architect in Queensland and neither does experience. The Board of Architects of Queensland keeps the register, and being on it is the whole of the answer: a client can look somebody up, and a practice that has let a registration lapse is off it the same day. That is worth a note in the business rather than a memory, because the day it lapses is a day somebody is still sending quotes with the word on them.
Questions Brisbane architects ask
Does yo drizzy know the Queensland rules?
It keeps your jobs, your dates and your money straight, which is what the paperwork runs on, but it is not a compliance product and does not lodge anything with a regulator for you. What is on this page about QLD and about Brisbane is sourced and dated below, so you can check any of it against the government page it came from.
I work across 5 council areas. Does that matter?
Not to yo drizzy, a job is an address, a day and who is on it. It matters to you, though: Brisbane City, Moreton Bay, Logan and the rest each have their own forms and their own turnaround. What this helps with is remembering which job is waiting on which one, because that is the part people lose.
