An offsider for Canberra plumbers

Canberra has no council. The territory government is the planning authority, the licensing body and the inspector all at once, which makes it the simplest place in Australia to work out who to ring and one of the more demanding places to actually get signed off. There is one queue and no way around it.

yo drizzy is a set of AI agents for trade businesses. Tell Drizzy what needs doing and he books it, texts the crew, writes the quote and chases the invoice, what that looks like for plumbers.

What you would say, in Canberra

book the rough in inspection for the gungahlin job tuesday On the job for Tuesday. Nothing gets covered before it.
hot water changeover at dickson tomorrow, dave on it On for tomorrow morning. Dave has the address.

What is different about plumbers in Canberra

The part nobody puts on a page like this, because it takes longer than swapping a city name in. yo drizzy does not lodge any of it for you. Knowing it is on you, and knowing which job it attaches to is the bit software can actually help with.

It has to be open when the inspector arrives

The inspection is booked by phone and everything notified has to be available to look at. That is a sequencing rule dressed as an administrative one: the trench stays open, the wall stays off, and nothing gets covered because the concreter turned up early. On a job with several trades moving through it, knowing what is booked and when is the difference between one visit and two.

Gas gets inspected twice

A gas installation in the ACT is inspected at rough-in and again when it is complete, and a signed gas certificate of compliance goes in before you can book that final. Two inspections and a certificate on a job that in some states would be self-certified end to end. If you do plumbing and gasfitting, one visit can put three separate appointments into your week.

Working in Canberra

Real frosts, and a season that shortens the day

Canberra is the only capital that reliably freezes. Overnight temperatures below zero through winter change what can be poured, what can be left exposed and how early anybody can usefully start, and the window at either end of a winter day is genuinely shorter than the crew expect if they have come from the coast. It is also the reason a delay of a fortnight in June is not the same delay as a fortnight in October.

And ACT, wherever in it you are standing

A start of work notice, and a government inspector

The ACT still does this the old way and does it itself. You lodge a plumbing and drainage start of work notice and pay the fees before beginning, and an Access Canberra inspector, not a private certifier, comes and looks. Everything you notified has to be available to inspect when they arrive, which makes the sequence of a job a real constraint rather than a preference: cover it too early and you are opening it up again.

Fifty millimetres is where plan approval starts

Plan approval is required for commercial work and for pipes connected to a water service of fifty millimetres or greater in diameter. Single residential buildings are exempt. Where approval is needed the plans have to be approved before work begins, and at the other end the certified final drainage and plumbing plans have to be registered before you can book the final inspection. Two documents, at the two ends, and the job cannot finish without the second one.

Questions Canberra plumbers ask

Does yo drizzy know the the Australian Capital Territory rules?

It keeps your jobs, your dates and your money straight, which is what the paperwork runs on, but it is not a compliance product and does not lodge anything with a regulator for you. What is on this page about ACT and about Canberra is sourced and dated below, so you can check any of it against the government page it came from.

I work across 1 council areas. Does that matter?

Not to yo drizzy, a job is an address, a day and who is on it. It matters to you, though: the ACT Government and the rest each have their own forms and their own turnaround. What this helps with is remembering which job is waiting on which one, because that is the part people lose.
